Yes — this is one of my core specialties. Many banks struggle with self-employed income on paper. I work with lenders that have specific Business-for-Self (BFS) programs: bank statement mortgages, stated income, and Alt-A products. Many self-employed clients declined by banks qualify elsewhere.

Yes. Through B-lenders, credit unions, and private mortgage lenders, there are often options for borrowers with bruised credit, collections, consumer proposals, or past bankruptcies. Rates will be higher than A-lending, but these can bridge the gap while you rebuild.

For most standard mortgages — purchases, renewals, refinances — there is no cost to you. Lenders pay me a referral fee. For some private or alternative lending, a fee may apply and is always disclosed in writing upfront.

5% on homes up to $500,000. For $500K–$999,999: 5% on the first $500K, 10% on the remainder. For $1M+, a minimum 20% down is required and CMHC insurance is not available.
